As a first time home buyer the home buying process can seem overwhelming and confusing, but with a little bit of research, you will be prepared to buy your first home!

First time home buyers are often overwhelmed by the home buying process. Understanding the process from deciding to buy a home to first time home buyer loans to getting the keys to a new home is important.

After having made the decision to buy a home, the first order of business for buyers is to find out how much they can afford to buy. A few tips for finding a loan:

  • Budget. Buyers need to know how much they are comfortable spending on a monthly mortgage.
  • Shop around. Buyers are not required to stick with the first bank they talk to. Call several banks and ask lots of questions.
  • Credit score. The credit score will make the difference between qualifying for a loan or not, and will effect the interest rate. Buyers should make sure their credit is good before buying.
  • Get pre-approved. Buyers do not have to use the bank that pre-approves them initially for a home loan, but it is good to get a pre-approval so that when it is time to start shopping for homes, buyers know exactly what they are looking for.

Other things first time home buyers should do includes calculating numbers. There are many online calculators available for determining how much mortgage you can afford, as well as how much your monthly payment will be. One good online calculator is bankrate.com. While a good realtor and mortgage broker will provide buyers with the information, it is important for buyers to do the research themselves and understand as much of the process as possible.

When looking for a first home, it is important for buyers to know what they are looking for. Decide how many bedrooms and bathrooms are necessary to feel comfortable, whether it is important to have a town home or a single family home. It is a good idea to make two lists:

  1. Need. The need list are the bare minimum requirements for a home. This may be a specific number of bedrooms, a yard for your dog, or any other things that that need to be in the home.
  2. Want. The want list include all the rest of the things buyers would love to have in the new home including a dining room, fire place and more.

When looking at homes, take lots of pictures. The first picture should be of the front of the home so that the buyer will be able to keep each set of pictures in order. Look for problems in the home and take pictures of them. Look past the cosmetics and focus on the floor plan. It is easy to paint and tear carpet up, but it is hard to move walls and windows around. Do not forget to look at the neighborhood too, and think about resale value several years down the road.

It is important for first time home buyers to do their research before going to look at any homes. Find out what options there are for first time home buyer loans, and make some decisions on what needs to be in the home. Now it is time to start looking at properties and prepare for making an offer on a home!
